It is important to remember that when you make a booking you are entering into an agreement with us and in doing so, you are confirming that you agree to the following terms and conditions:
ROOM PRICES
All prices are per room per night and includes a full Scottish breakfast.
BOOKINGS
Bookings and booking enquiries can be made online, by email or directly by telephone – please see our “Contact us” page.
PAYMENT
Full payment for your room is required at the time of booking. Refunds for cancellation will be made in accordance with the cancellation policy that is set out below.
Please be aware that as a small business heavily reliant upon seasonal bookings, short notice cancellations can have a significant impact upon us.
We strongly recommend that all our guests take out adequate insurance out to cover any loss as a result of having to cancel your booking for any reason.
If you have to cancel your booking please let us know as quickly as possible and we will do all we can to help you. This will also allow us to take steps to re-let the room you have booked and to minimise the impact upon our business.
CANCELLATION POLICY
Cancellations made by you
The following conditions apply:

- Cancellations made 21 days or more prior to the booked arrival date , a full refund will be issued less £20 administration fee.
- Cancellations made 8-20 days prior to the booked arrival date , 50% of the full booking will be retained by us.
- Cancellations made on or within 7 days of the booked arrival date – the full booking amount for the date(s) will be retained by us.
- Non-arrival (also known as “no show”) the full amount paid will be retained by us.
Cancellations made by us
If for any reason we need to cancel your booking at any time prior to your arrival date, we will let you know as quickly as possible. In such circumstances we will provide you with a full refund of all money paid by you to us.
We will only refund you the full amount of what you have paid for the date(s) that we have had to cancel. We will not compensate you for any extra costs that you incur as a result of us having to cancel. Our liability will not extend beyond paying you the full amount of what you have paid us, for the date(s) that you have booked and paid for.
ARRIVAL AND DEPARTURE TIMES
Check-in on the day that you arrive is between 3pm and 7pm. Please let us know in advance your estimated arrival time. If you believe that you will not be able to arrive within the times stated above please let us know as soon as you become aware of this so that we can make any necessary arrangements under the circumstances.
Check-out on your departure date is between 08:30am and 10:30am. Please let us know if for any reason these times are not suitable to you and we will do our best to assist you.
CAR PARKING
Montague Villa provides private off-road parking to all our guests and this can be found at the front entrance and at the side o Montague Villa. Montague Villa and its owners accept no responsibility or liability for any damage to vehicles or any loss occurring from parking your vehicle here at Montague Villa. Vehicles are parked at the owners risk and owners are advised to ensure all valuables and personal belongings are removed from their vehicles. They are also advised to ensure their vehicle is locked and secure at all times when unattended.
PETS
We are sorry but pets are not allowed at Montague Villa. The only exception to this is for genuine assistance dogs.
NO SMOKING POLICY
We have a very strict No Smoking policy and this applies to all areas in the main building of Montague Villa. It is against the law to smoke anywhere inside the main building. Anyone failing to comply with this strict policy will be asked to leave and a £80 deep cleaning fee will be charged. Smoking is permitted outside in designated areas only.
CIVIL LIABILITY
Montague Villa and its owners accept no liability for any injury caused to you or any member of your party, or any loss or damage to your vehicle or to your possessions unless and until it is proven that this was as a direct result of any act or omission by us and where we are deemed to have been negligent as per UK or Scottish law, whichever is appropriate.
TERMINATION POLICY
Montague Villa and its owners reserve the right to refuse entry and/or to terminate an individual’s or a party’s stay, without notice and without refund, where we deem it necessary due to unacceptable behaviour (including offensive or threatening behaviour) or due to actions that are likely to endanger the owners, our property or any other person.
